From the Desk of the Executive Director

Fellow Texas Inspectors:

The TPREIA family remains growing rapidly, our membership is currently over 1420 Members Strong!

Everything Is Local

The importance of local Chapters cannot be stressed enough.  TPREIA Chapters are the legs that move the body (Association).

As current TPREIA President and Executive Director, I want to say how proud and thankful we are of our Inspector members willing to give time and knowledge to other Inspectors to build a strong and professional industry.  On behalf of the TPREIA Board of Directors, Thank you!

We currently have 10 Chapters across Texas with more on the horizon.  Please let the State Chapter Development Committee know if there is not a Chapter in your area, consider building a TPREIA family in your area, the TPREIA Board of Directors are always ready to help.

Chapter BoD

Each position on a board at the local level is so important to the overall success of the Chapters including the local group served, serving others is one of the most rewarding things one can do.  If you have wanted to work within this great family, there is always an opportunity.

New Look/New System

In order to get the most out of your membership be sure to check that your profile is fully setup and up-to-date; including:

  • Headshot Picture - this is very important for your fellow members to put a face to a name
  • Inspector Finder Services - If no services are saved, the company will not show up on the map nor in searches

Executive Director

By now, we hope all have heard of the misfortune of Brian Bassett and more importantly how to assist a fellow inspector.  Brian was attacked by several dogs, which had been caged at the beginning of his inspection.  This may be a good side lesson for all of us to not "overly trust" the latch on the cage during an inspection.  Going home in one piece is not too much to expect nor ask (in fact it should be an expectation).

A Go Fund Me has been created to assist Brian's recovery in paying bills while out of work, if you feel lead to contribute, it can be found here.

Top 5 Claims Against Home Inspectors

By:  Stephanie Jaynes, Marketing Director at InspectorPro Insurance

80% of accusations against home inspectors are highly exaggerated and most have no merit.

Why it is so important to know what types of claims are most common so you can do your best to avoid them.

Of all the claims filed against home inspectors each year, these five allegations continue to be the most common.

Claim 1: Water

Burst pipes, leaky appliances, and poor planning are common culprits to water damage. To avoid such claims, consider using a moisture meter and an infrared camera to thoroughly examine common areas where water intrudes.

Claim 2: Roof

Roof penetrations, poor flashing, and clogged gutters frequently lead to roof damage claims. Looking for roof defects, wetness along attic framing members, and stains or swells on the ceiling can help you mitigate your risk.

Claim 3: Foundation

Foundation damage is easy to miss and easy to conceal. To spot foundation issues, call our cracks, inaccessible crawlspaces, and suspicious activity.

Claim 4: Mold

A possible health risk and a costly issue to fix, mold deters many homebuyers away from otherwise great finds. Since most mold claims get filed by home inspectors who don’t inspect for mold, be sure to set appropriate expectations regarding your inspection’s scope.

Claim 5: Plumbing

Plumbing claims often result from misidentification or leaks. To protect your business, define inspection limitations, know your pipes, and use infrared technology.

Read more about the top five claims, including real claims scenarios and risk management tips, here. You can even download our Top 5 Claims Infographic to keep the key points with you.

Even if you do everything right, you can still get a one of the top five claims. That’s why it’s essential to carry errors and omissions insurance (E&O) with the proper endorsements for defense and payout help.
