What To Ask An Inspector?



Is the inspector actively licensed by the State of Texas Real Estate Commission?

What is their license number?

Does the inspection report follow the current State mandated report form?

What professional organizations does he or she belong to?  

Are they a Member of The Texas Professional Real Estate Inspectors Association (TPREIA)?

Are they a Member of the International Association of Certified Home Inspectors (InterNACHI).

How long has he or she been inspecting full time?

Does the Inspector have any actual building or construction background?

Does the Inspector have a Supra Key to access the property?

What is his or her background and experience relating to inspecting?

How long will it take to perform the inspection?

Can you follow the Inspector thru the inspection?

Can I ask questions at the Inspection?

How much continued education do they take each year?  The State of Texas requires 16-hour each year.

What items are inspected?

What items are excluded?

When will the report be provided or transmitted?

Is the inspector available for post inspection questions?

What type of equipment will the Inspector use?

How is my foundation going to be evaluated?

What is not included in the inspection?

What is the 'total' cost of the inspection?
     -This question is generally the first and only question an inspector may be asked on the phone, this is not the optimal question of all the above in determining which inspector is the right one for you to hire to protect your intrests.
